Thanks for the input Lynette. so the story I got from the guy was that he has a total of 45 properties in his portfolio right now including homes duplexes apartments and some vacant land. and he is now going into the car washing business so he wants to liquidate all of his land, mind you I reached out to him or I seen his name pop up on tax delinquent list that I was going through. and when I asked him about the properties in question, he said that he had a verbal contract with the lady as far as the little strip of land that goes through the neighbor's property to allow them access to the land / home oh, and that he was going to leverage the other property that is a little strip that is fenced-in in between two homes he was going to leverage that to the school because there's a big school behind it and it is one of the only ways to access the school because it is landlocked, so that is the story I got from him I've been unable to contact the county about the properties because of the shutdown so I was just looking for input as far as how to go from here. But I do like your plan though Lynette the only thing being is that I plan on closing through the properties via quit claim deed that way I would not have to pay closing cost, I was going to do my own title search as far as codes Liens taxes and mortgages

So I have an individual that wants to sell me three parcels of vacant land where I reside in the Cleveland area. now I am looking on the website after I went to look at the land and one of them says that it is 2 acres and total or 95,000 square feet, but when I went to look at it it seemed as if it was just a sidewalk fenced-in in between two houses. And the other property is two pieces of land separated by a creek, and the third property is a strip of land that the homeowner beside the property actually uses to get in and out of his driveway and property. Now my plan is to leverage the one piece of property that is a strip beside the homeowner's property to force him to buy it, and with the other property that is fenced-in that the tax assessor says is two acres I would like to get it survey to see how gave the property actually is and where exactly it ends at, and maybe leveraging it in between one of the two neighbors. and the other one that is two pieces of land split by a creek I was thinking of leveraging that to the connecting neighbors as well it is in a nice area all three of them are. So my question is with the county being shut down I'm not able to call the tax assessor for tax appraisers to ask any questions but they are all zoned for multi-use and single-family home use, what are my options here, and is it a good deal, I'm just not sure and I don't want to move forward without more information? Any suggestions or information would begreatly appreciated this will be my first deal moving forward thank you.

Will do Matt, I just wasn't sure if I needed funding or what the situation would be. I'm starting this venture with $1,200 total dollars. Lol. But I believe in myself and the ability to overcome obstacles and learn from the best, so here I am

Matt, would you mind giving more details on the process and how you go about that?? Also what type of capital that would take?? I'm new and looking at closing on some vacant land, but want to learn other lucrative options in the Cleveland area. Thanks

Need some suggestions. I have an owner finance deal where I offered to pay the back taxes and rent to own. Since its my first deal, I want to do it right. The property is not in his name and he says he has it under contract. How do I make sure everything is legit, and get the property in my name while making these payments. He has agreed to do so, I just don't know how to move forward to make sure its legit, and if I need an attorney,etc. Thank you for your time

I have an individual who wants to do owner financing rent to own on a property in Cleveland. Im interested, but have a few concerns. He says he has the property under contract, its not in his name. And I know its behind 7k in taxes, which we discussed. What is the best way to move forward with this deal while covering all my bases?? Any help appreciated. Thank you
