Not a bad idea! Most have been there over 10 years or so! But considering how low their rents are compared to the market I’m gunna have to bump it up a little bit to make sure I’m cash flowing enough

Gotcha! definitely will compare from around town. Do you have a good way to explain to people why I am raising the prices? especially to the ones who have been there for over 7+ years?

I was just planning on saying those prices are way below market value and I know the place needs a little work, but I am fixing it up back to good condition.

I found a good deal on a storage unit building in the northeast Arkansas area and it's got 3 buildings and 53 units all of which are rented out. i'm taking out a little extra money to do some work and fix the place up, and possibly adding another building of units or two! Does anyone know a general cost on a metal building of that sort? and also the person I am buying the place from has super low rents that I am going to need to bump up a little! Here is what he is currently charging let me know what yall think and any tips for how to bump up prices without making people mad and how much to bump up if I am fixing the place up?

10x10= $35

10x15= $50

10x20= $60

10x30= $70

20x30= $100

12x20=$65

I am trying to figure out how to get my first rental property. I'm 21 years old, I'm a new real estate agent in my area and looking to invest! I have got about 32k saved up just trying to figure out what my best option is for my first property and if anyone knows how I can get a better interest rate than 9%!! That is what they offering in my area for investment properties, It is hard to find something that will cashflow enough with my payment being so high because of that! Any advice is much appreciated! I'm new to it all but a hungry learner and hard worker!
