Thank you Jim. I appreciate the input. I'll look into those avenues and see what I come up with.

I'm having trouble getting an ARV. I've found a property on the mls that is a 4/2 on pier and beam in a mostly mobile home rural area. Mobile homs are listed for 70k to 100k in the area. My realtor said he can't find any comps in the area. Losing price for home is 25k (pretty sure I can get it for less). And thinking rehab will cost 25k to 30k. Could I use an appraiser go value? Or should I leave this one alone.

I think that would be up to you. It brings up two questions for me. 1) If you pay the utilities do you still bring in enough cash flow to profit? 2) Are they long term or short term tenants.

With traveling a lot and sometimes being in a place for only 3 to 6 months I would rather pay a little extra rent  to not have to put utilities in my name.

Addition to my last post. Any advice to finding deals, and marketing strategies for someone that is on the road for extended periods of time?

Good morning. We are also in the oil and gas industry and also in the education phase, as we heard a great guy say. We're interested in flipping to grow capital so we hold and rent. Planning on getting our first deal in 2016. With our first contact what would be the best financing route? We have been thinking conventional for our first flip. Any advice on other lending?

Thank you guys for being welcoming. I'm glad there is a place for people to network. I have a lot to learn. What would be your first advice to someone new to real estate investing?
