Hi Richard,

  This is not a great deal on the surface unless the home TODAY can be occupied and has a strong principle paydown to entice you to stay in in the deal.  Lots of information needed to get more detailed but you're probably better off with a lease/purchase and then AO (assign out we call it) whereby you assign your buyer back to the seller, get your fee up front and move on.  If large principle paydown and work not too too crazy and you can have someone move in and fix, sub to or lease purchase.  I would never do the work so as long as not uninhabitable may be worth staying in.

This is so inaccurate and laughable that I won't spend time on it.  

Our students are crushing it.  Call them privately and ask them.  Real deals and real people.  Give a ring to Sergio Ortega, Don Strickland , Lilia Russel, Mike Makredes, claudia Dill...could keep going but just  check out the testimonials on our site and I'm sure they'd love to chat :).  In addition, feel free to call our office and speak with any one of our family members.  It's a shame when someone falls flat on their face, "forgets" to pay the IRS and then needs to search for money and scape goats and starts to point fingers but it's part of the lovely open forums and social media we all have access to so do your own due diligence.  Happy to help and answer any questions.

Happy to be here in this community.  There is no direct relation to the late great runner sorry.  @Mike Hurney not quite sure what you are referring to as we are not Realtors so yes, 100% of that money is ours that I referred to.  Our business is 95% buying and selling with terms and not using any of our money or credit.  Happy to help anyone looking to grow that aspect of their business :-)

I have been in real estate for 25+ years and has built over 100+ single family homes (1990’s), has owned a Realty Executives Franchise (Massachusetts 1994-2000) and eventually sold my brokerage business as a realtor to Coldwell Banker in 2000. The 2000’s included coaching people throughout US and Canada and doing condo conversions (multi family homes to condos) and “raise the roof” projects (converting single family ranches to colonials in growth neighborhoods).

I have been a big advocate of constant education and has participated annually in high end mastermind group ($25,000 each) personally with Ron LEGRAND. He also does JV deals with Ron Legrand for the $1mil + properties.My company Pre Property Solutions buys between 4-10 properties monthly and a large percentage of those are done via lease/options as well as selling via special terms lease. My family/team and I have done over 75 million in real estate transactions. I also coach others throughout the country to do the same.
