Greetings investors. I'm curious if anyone has ever developed a business plan which outlines the potential vacation rental income for a short term rental and presented it to a lender or fellow investor? Was it successful? Would you be willing to share? Thanks!

I'm curious if anyone has ever successfully pitched a mortgage lender an investment property on the basis of the potential income it could generate from Airbnb, VRBO, Flipkey, etc.? Obviously showing a business plan and examples of similar properties in the area. I'm curious if any lenders would bite on this.

I am considering starting a service that would notify landlords of these situations with their tenants, simply for informational purposes, not to remove them based on it. It would be all public records based, no additional credit checks.

So you've done everything right as far as pre-screening your tenants. But what about life events that happen to your tenants after the background check? Often as landlords we are the last to know when a major life event happens to a tenant that may affect our rent being paid.
Would you like to be notified when your tenant was arrested, filed for bankruptcy, began divorce proceedings, etc?
Would this information get you ahead of the curve with the possibility of having to start the eviction process, cash for keys, finding a new tenant , etc?
