Is there a trick top getting the Bigger pockets Home depot benefits to actually work? I followed the steps but it set me as a member instead of elite. It says i need to spend 25k to reach elite. Any help on this would be appreciated. Thanks in advance.

Provo could be a good spot for a few STR as well as LTR. The Mcwane Facility there could draw STR for projects or upper management. Good luck with your journey.

We are currently in the process of finding a fix/flip or our next buy and hold, whichever comes first. We plan to use hard money or a private lender for the next one so that we can sell a flip or refinance sooner. 

My goal is to continue this process until we reach financial freedom. I'm glad to be here to network and learn as much as I can, and eventually be a professional providing advice to new investors.

 I'm investing in the Birmingham area, as the other comments suggest Birmingham is a hit and miss area. There area a lot of D- area that look flashy on paper. We can connect and discuss more if you'd like.

At Malve Capital, we consider deals starting at $50K and do our best to make them work when possible.

FYI - For lower-priced rehabs, it’s important to ensure your numbers still make sense after factoring in loan costs. Happy to chat if you’d like to explore options!

Most lenders have a minimum loan amount between $75K and $100K, typically covering 85-90% of the purchase priceand 100% of rehab costs. If any lenders offer lower amounts, they likely still have a minimum origination fee or higher interest rate and are usually individual private lenders rather than institutional private money sources. Having said that, there are a ton go great lenders under the find a lender tab in the resource hub. 


 I definitely agree with what you are saying. In the area in am investing there area a ton of turn key rentals that cashflow that are 75-80k and once the 20% -25% is applied they fall below the min amounts for most. I am just trying to work the area i am in the best i can.  Thanks for the response.

cash flow is just under $700 combined. COC is off the charts
