It’s 2019.

I spent all of 2018 convincing myself that I wasn’t ready to do my first deal. I’ve listened to lots of BP podcasts, read books, and I’m still reading and listening.

There is a recurring piece of beginner investor advice: get started!

I want to dive in. I found a single family deal in an adult community in my area. It’s a great community with lots of demand for its houses. It needs mold remediation and some cosmetic updating.

I’d like to jump in and get my first deal.

How would you suggest I go about getting funding for this deal?

I have a personal relationship with a very good debt collector local to south NJ, works for a reputable agency too. Full disclosure: he's my in-law. He's very reasonable and very relational to his clients. I can give him your info or you his info. PM if interested.

That's awesome. Jersey shore is a great area and highly desirable. Having grown up in Toms River, I love the shore. What type of rental advice are you looking for?

I don't have much practical knowledge here. But from I've been gleaning from Bigger Pockets and other books I've been reading and podcast I've been hearing, I'd say Point Two is stronger. Nothing wrong with Point One. Seeing that after the properties are paid. Your cash flow will increase and you have lots of equity. However, I see Point Two being a more dominant strategy. Because even if a housing market declines, for the most part, rental markets remain pretty steady or continue to increase. Also, the write offs you get from the depreciation and interest paid are noteworthy to an investor. So it's not just about having more capital to use on the next property. I'll wait to read what those that have more actual experience doing this say. But that's what I've been learning thus far. YMMV

Personally, I'd like to focus on rentals and cash flow so that I can maintain streams of income. If I need to do flips to get there, then that's fine too. I'm cash poor at the time. So I need to sell homes to make some income and get paid. I'm willing to learn how to get started in this industry. I'm very teachable and looking to give back however I can to who helps me along. I recently signed to hang my license with a reputable broker and am waiting on the state of NJ to process my paperwork and send my license so I can go to work. I'm looking for someone to tell what needs to be done so I can go about and do it. Tell me how I can help you help me. :)

I'm a freshly licensed Real Estate salesperson looking for a mentor to start off right. 

I've been reading books on sales and real estate. Also been diving deep into Bigger Pockets, which I've found to be a great resource. 

I know that I'm ready to hit the ground running. Looking for a mentor to help me do it right and go farther than I would go alone.

I'm willing to work and add value wherever I can. I'm fully committed to making it.
