I have started to work with an agent and was not hearing anything so then in the meantime I started working with another agent. Then the first agent started to engage more, I now have two agents looking for properties in the same markets. I do not have a contract with either agent but I feel like I now feel like i have myself in the middle of potential conflict. Is it ok to be working with multiple agents in the same markets?

@Nathan G. I appreciate your thoughts, I didn’t think of the quality of tenants and the potential for more wear and tear on the property. Seems like a bad move for a new investor to start in that type of market.

New to investing and am currently in the process of learning and analyzing deals and I am finding several properties in the price range I am looking for ($45K-$75K) in Jamestown NY that cash flow well according to my calculations using the BP calculator. My concern is that Jamestown NY has a high crime rate (1 out of 27 chance of being a victim of violent or property crime), a declining population (current population 28,900and declining at a rate of -.071% annually) and 16% vacancy rates. So I like the prices of the properties and the fact that it seems as if they will cash flow, these other factors concern me. 

I am interested to see of others are having success in this market?

Hello,

I am a new investor and am ready to buy my first two family property to rent out however the pandemic is holding me back. There is a lot of government assistant to help tenants to essentially not have to pay their rents for a period of time yet the landlord still owes the bank.

In my mind I keep telling myself to just jump in and figure that out if the situation comes up but others are telling me to hold off for a few more months and see what happens with the pandemic and economy.

What have your experiences been and what advice would you give to a new investors?

@Matt Engle, my ultimate goal is to become financially independent and be better prepared for retirement. The reason for going this direction is because it has always been an interest of mine. I do handyman work on the side and I love being able to work on a property. Being able to bring out dated room back to life is very rewarding to me.
