sounds like a great plan. My next question would be after buying the first initial rental, at what point should I take out the next loan against that property. The goal here being to grow as quickly as possible within reason?

thanks a lot. I really appreciate the advice. I am pretty new to financing. My family is huge on paying for cash for everything and that is what I was taught most of my life. However I have been trying to educate on the benefits of financing. 

Hey everyone, first post. I am buying my first home this week for my personal residence. Once this is done within the next year I would like to use other savings (roughly $10,000) to begin investing in rental property.
