I haven't found any hard money out there I could afford to use on a project, makes no sense. 6 points and 12% interest. Bank loan if you want to make money at all.

Abhi, I have one now just looking for funding on a  New Construction spec home  let me know if you do funding. or maybe you need one of your projects built out.

Looking for Investor with interest in funding New Construction single family homes in and around Charlotte NC. I'm a Hands on licensed building contractor, I build two or three homes a year, I've  been in the business for 30 plus years so I know the my business well, just need funding. Resume on request.

Current deal I need funding :

LTV 68 %

Loan 210,000 secured by first

12 month term, 12% interest,  2 points origination fee,

Value at completion 310,000. 

Lot I own free and clear and has a value of 65,000, county tax rolls say 78,000. I paid 34,000
