Hello all this is great site to be on! Thanks in advance for any help, info and input. I recently came on to 50,000$, and I want to do something smart with it. I'm 26 years old and have been researching real estate investments for a year now. I live in midland tx where the market is extremely high because of the oil. There are a few good deals here and there. My question is what would you do to start. Buy and hold? Fix and flip? Another question is what type of loan should I apply for if I was to fix and flip? Do I have to live in the property for a certain amount of time? And also which would yall recommend, purchasing a property through an LLC or CORPORATION rather than in my name? Thanks again just wondering where to start.

I actually just refinanced my primary residence so I pulled out the documentation and it states that I shall agree to move into the house as my primary residence within 60 days of signing the document. And that I will stay in the house for a period of one year from the date I first move in.

Different lenders have different requirements. If you are using an FHA loan to purchase the house then they will only let you lease out the house if you're forced to move somewhere else.

So if you are trying to flip a house to someone using an FHA loan, you will have to have had your name on the title for more than 90 days. Some other lenders might have their own restrictions along the same front. Without those restrictions you could do simultaneous close and technically only own it for a minute or so.

 Michael what jake is saying is what i was referring to. Is that mandatory with every property... sorry for all the newbie questions im a first time investor so im trying to learn everything i can

 Thats what i heard mabee it just differs beetween mortgage companies

hello everyone, not sure if this is the right forum to post this question, but, i am looking into buying my first investment, as a rental property. Is there any laws that state i have to live in this residence for x amount of time before renting it out? Ive heard people tell me a year before anything can be done with the property. I live in texas if that narrows it down..
