When you do an Inspection what do you look for and inspect? We have not done any previously but after a bad experience have decided to start.

Is it legal in Texas to add a charge after the move out statement has been sent if they damaged something pretty expensive?

I apologize for the previous post that was left unfinished, my phone froze and somehow managed to post it.  I guess there isn't a delete option?

I just evicted a tenant of a quadrupled for non payment but I could've also gone with unsanitary conditions,. I did not know the extent of what was in the apartment until they finally left because they would not let anyone in.  They had dogs that they apparently never let out or cleaned up after, the worst smell I have ever smelt and they smoked in there also.  I have replaced absolutely everything in the apartment, treated the concrete under the carpet (the new carpet has not been laid down yet but all old carpet is gone) with everything I could think of, painted with kilz and regular paint a few times.  I have a couple questions, what else can I do to number one make sure its safe to move someone else in due to it being so unsanitary.  That is my number one concern, I'd rather do more than necessary than to risk anyone getting sick.  Also, does anyone have any ideas about what I can use to try to get the smell out of the apartment?

I just had pest control come out to one of our units last week and it was $485 so that sounds about right.

If someone's lease is ending at the end of this month am I able to change something in it when it does end? It will automatically go to Month to Month status as of September 1st. What I am wanting to change is adding a month to month fee, for some reason this was not put into the lease when she signed it to being with. If I am able to change it how many days notice do I need to give her?

Hi,

I just accepted a job offer as a Property Manager of 72 unit apartment community, I have years of experience in the apartment industry with leasing, marketing and a little of the accounting part. I will be the only onsite employee other than the maintenance man. I will be trained by the current Property Manager until her last day, and wanted to get some pointers. What questions should I ask about taking over? From small things to major things. Also I was told I can order anything for the office that I think is needed, for example they don't have a make ready board. Are there any suggestions about ordering anything that make your day go a little smoother? Any help will be appreciated!
