Thanks Jason, I’m located in Iowa and need coverage for replacement cost coverage perhaps 100/300/100 At minimum  would also like sewer backup and service line coverage for water and sewer. 

I own multiple properties and have requested commercial insurance rates but my agent has been dragging their feet I feel.  Does anyone have great success or recommendations for coverage for a portfolio of 12+ homes? 

If the rehab costs do not add to the equity/increase the value of the property your dead before you start. Say you have a property that you bought under market value at 30K and its valuation is close to 85K; you have some room to work with. That being said I would not invest the 55K total in it as you want to have margin for markets. Another item that plays into this equation is the location of the property. You have to know your local area and home values.
