Would you rent to a tenant that wants to pay up front? Have not run background/credit check yet but she has mentioned she has terrible credit and is not currently employed. She received money from a "settlement" and wants to pay for a 12 month lease up front.

Just closed on a townhome and new tenants are moving in this weekend from out of state. Tenants signed the lease in December and already paid 1st months rent. I just found out our toilet upstairs leaked and caused a decent amount of damage in the home. Floors/cabinets/ceiling need to be replaced. We have a restoration company completing the work but it won’t be done before this weekend. What should I do about the tenants?

My family vacations in Ocean Isle every year (renting) and are looking at purchasing a home as a vacation rental. Our main goal would be to rent out the home so it pays for itself, and we would have a place to go more than just once a year. Does anyone have any experience in this area or surrounding beaches? If you rent a house out in this area during season, will there be positive cash flow after paying all expenses, including management?

@Vik J. I currently have a single family rental in Holly Springs, NC. Currently there are renters in the home but I plan on putting on the market in April. The list price will be slightly higher than 230K but I still believe you may be interested. I am currently receiving $1500/mo rent. The home was built in 2013. Let me know if you may be interested!
