Hey thanks Nolan!

I would love to grab a beer if I ever make my way over there! hahaha

So apparently Rogers is one of the fastest growing metro nations in the U.S.? And Feyetteville was ranked in the top 5 for best places to live in the nation as well! I just thought Arkansas was one of those fly over states in the Mid West. But the more research I do, the more I find out about how much people love living in this state.

I know its a little off topic. But how has living in Arkansas been for you? Do you enjoy the area and people?

Hey guys, I'm looking for anybody who has experience investing in North West Arkansas (Bentonville, Rogers, Feyetteville).

I've been wanting to get in to single family rentals. However, I live in Grants Pass, Oregon. And housing prices over here are extremely high in comparison to the median income. In fact, an article just came out stating Grants Pass made the top 10 list for most unaffordable housing in the U.S.! With that said, rents here are way out of whack also.  Just the average 3bed 2bath house is 240K-275k plus. Renting for MAYBE just over $1,000 a month.

I have a job opportunity in Arkansas, and the market over there looks much more favorable then ours here in Oregon. I'm seeing housing at almost half the cost with somewhat comparable rents!

Does anyone have feedback to give on the matter??

All opinions are appreciated!

Hey guys! Trying to find good books to read on basic accounting/finances for small businesses. I really just want to understand the fundamentals as I continue to acquire more real estate and run other side businesses. Any recommendations are welcome!

Hey Justin,

I'm in southern Oregon. Also have a similar issue. Seems like finding the deal is the toughest part.

@Terry Lao

Really appreciate the advice! I was currently considering flipping a couple houses first before investing in multi-family, just to build some capital again. Also, I would consider trying to BRRR some single family homes if I found the right deals.

Hey guys! So my cousin and I just recently went in on our first home together! Well, technically, this is the second house we've purchased this year.....Anyways, we paid 225k for a cute little two story house. Fortunately, we were able to come up with enough cash for this deal. So we own the house outright. Its a 3 bed 2.5 bath house. The tentative plan is to rent out one of the rooms, while we live in the others. First though, we'd like to up the value of the house by remodeling the kitchen and bathrooms, also replacing the carpet and vinyl floors for hardwood. After all this, we plan on getting a heloc loan and using that money for future investments. My cousins and I are in our early 20s, and have never done anything like this. Just looking for any thoughts or inputs on what were doing! Any suggestions???
