I’m not a realtor but I am a contractor. I can usually tell from my first meeting with the client if I’m going to work with them or not. From the sounds of this client when they don’t get an offer that they like (which it seems like they won’t from what they want for the property. $70sqft for wood panel basement!) I will bet they ask you to take less commission on their property. Or if they don’t get any offers they will blame you. They have already found you and stalked your social media and it would be real easy for them to troll you and your business now. There are always more clients!! I would pass my friend.

I agree with @Ralph Justiz present a couple different options! We did that with a duplex we just closed on and the owner wanted the option that was basically equivalent to what his sons student loan payments were. All the options we presented worked for us and we let him make the final decision. Good luck and I hope it works out!

@Jeffrey Masessa have you thought about getting into the trades? There is a lack of good tradesman! You see people talking about it on BP all the time (or complaining). You get to learn a skill not many people can do, make a living, and add value to your own properties. Plus, build great relationships with other contractors who can also help with your properties! Sometimes it also leads to off market deals. Good luck buddy!!!

@Zack Thiesen since you are a tradesman I would definitely create small talk with your clients! You don't know if they are getting work done so they can sell the property, or fixing it for tenants. We ( my fiancé and I) recently just closed on a duplex that started out with that same situation. He also did owner financing. It's worth a shot!

@Aaron K. Thank you! The way I was looking at it was since the business would be showing more income it would strengthen my ability to refinance.. but now that I think about it more that wouldn’t make too much of a difference because technically it would be the llc refinancing not us. Is that correct? Sorry if these are dumb questions just trying to figure out if there would be a better way to close on this upcoming duplex. Thanks again!
