Hello everyone, I was wondering what kind of contracts everyone else is using to lock up deals in Arizona. I’ve found that the AAR is a bit too lengthy for sellers.

Hello everyone, My name is Christian Marquez and I am a realtor in Arizona. I have just recently obtained 100k from a refi and have 100k saved up  and wish to start doing flips or something in the real estate investing realm. What type of real estate investment would you seasoned investors recommend I start with?? I have done flips before so I am leaning towards that side but if you guys have some better advice please let me know. Thank you

What is the outlook for real estate investments in the Phoenix area? residential and commercial? What do you think, are there still any good deals out there.?

How much taxes do I have to pay on the profit I make from flipping a home? I heard I have to pay 25%,  which seams very high. 

what are A, B, C, and D neighborhoods? ( I assume they are ratings, but where would I find these ratings i.e.. website ?)

Hello , 

I would like to get into wholesaling and flipping but have no idea where to start. I know most of the basics such as buying low selling high, buy in good neighborhoods/ good income areas, but have no clue as to find out where I can obtain such information. Do you need a special software( if so what is the name of it) or are there resources online that can help answer demographic questions. Also how do I find accurate information about a house such as its VALUE, LIENS on it, value of the homes around it, etc.. Any help would be greatly appreciated.

The reason I would like to do auctions is because Ive personally gone to them multiple times and have seen people walk away with a home for 60 - 100k. I am yet to find a house being sold by a real estate company for anywhere near those prices. If you could direct towards some keywords to research I would greatly appreciate it. 

Hello, My Name is Christian Marquez, I am a 23 year student from Phoenix, Arizona trying to get my foot into the world of real estate. I have been saving my money up for quite some time now and have finally raised a bit of money. My main interest in real estate is flipping homes. I have many friends that are painters, contractors, ect. so I believe I have a great setup to begin flipping homes. My main question would be where do I begin searching for the best possible home to flip. I know auctions are the way to go, but which ones are good ones to search, and how do I find out if the homes have any liens on them. I would like to buy a home in the range of $60000 - $150,000 , if anyone could please mentor me as to which way to go about this I would greatly appreciate it. thank you for your time
