To all the pros here, I'm trying to reach the owners that are in Foreclosre or Pre-Foreclosure in South FL 

Is there any site that I can let's say forward all the addresses that are in Pre-foreclosure or Foreclosure in a certain zip code and they mail a "letter for me with my formatting" - I'm trying to see if they are willing to create a sale before the court date ? 

I'm almost always away on business so the option to do it manually is very difficult and time consuming. 

Thoughts or strategies ?

How about a comparison of lets say a $500,000 REIT portfolio vs a $500,000 of actual real estate holdings ?

The property is barely worth 50-60k, not sure the rent strategy would work here ?

If you guys are confused imagine me LOL ?

What would be the benefit under both strategies ?

1. They pay the $17,100 and try to rent it out 

2. They pay the $17,100 and try to negotiate the rest of the mortgage, create a short sale ??

Assume that they hold onto this lien and then the primary foreclosure goes to auction and they don't bid or win ??

I have been following the daily foreclosures for South Florida now for the past 24 months, everyday i look at the daily activity to get a sense of the pricing and overall market. I keep seeing LLCs bid on the these HOAs and I know they are not rookies or this is a "mistake"

Could someone explain to me what you can do with an HOA lien ? and worst case scenario ?
