I was thinking of this very thing just yesterday I know some really heavy hitters and they are quietly tearing it up.

 I think Sean Terry used to train people and a ton of local people got into it as a result of his training. That was when the market was waayyyyy down. Like in 2012 - 2016. The Phoenix market is now saturated.

The Phoenix market is now wayyyyyy up price wise. It's a very different market than from May 2022 just a few months ago. 

Probably the best places to wholesale right now are places like Atlanta, Memphis, Detroit, North Carolina, and Florida tho' I hear that FL is slowing down.  I'm not in any of those markets so I'm only going by what people have said and that makes this 2nd hand knowledge.

I do like the idea Sean Terry presented recently to find a secondary market of 100,000 people or so that is within 1/2 to 3/4 hour drive from Iwhere there are a lot of flippers and you will have very little competition.

Is Sean not teaching or training people anymore? 
I'm not sure what he's up to. I simply saw a video of him recommending wholesaling in 2nd tier towns. Which to me makes sense.
So I live in Miami Florida which is hot right now. I think South Florida is super hot right now and even thought it's stabilizing like all markets. Sean recommends to find smaller towns with populations of only 100,000 people and start marketing in those smaller towns?

I am in Miami Florida. I am debating whether it's worth learning to wholesale or not in Florida? I am hoping that eventually all these wholesalers taking advantage of the market and not true wholesalers go do something else. Allowing people like me who want to make this a serious business help those sellers who truly need us.
