Very cool! Yeah Im comfortable using google sheets or excel, I think the thing Im struggling with is how to structure the expense tracker so its simple and easy to understand and we can see the costs categorized neatly and clearly see what our profit is going to be so we can keep track of our budget. So if anyone has any templates they're willing to send I'd really appreciate it.

Hi everyone! I'm currently on my third flip and things have thankfully gone well so far to the point where now I have investors who want to invest with me. I have a partner on this third flip and one thing I know I need to do a better job of is tracking my expenses. Basically I'm gonna do the leg work and she is going to fund the rehab so I need to be on point with an expense tracker. Something simple to show what we've spent so far on a deal and anything that is friendly in partnership situations would be awesome. Any recommendations or help would be greatly appreciated. Thanks!

Hello everyone!

I am here to discuss some of the obstacles I have been facing thus far. My interests are in commercial real estate (specifically industrial) and I have spoken to multiple brokers all over the country about certain deals I am interested in. Once I have shown my interest I go to a mortgage lender to see what I can get approved for. Time and time again mortgage lenders are telling me I need several hundred thousands of dollars liquid to get started. I then began scaling down to smaller commercial properties in the 1.5 million and under range and I am still running into the same roadblocks. There was even one deal I found where the seller was willing to carry up to 40% AND roll in the closing costs and I still hit the same roadblock from the lenders I spoke to. Am I just talking to the wrong lenders? Obviously there are people out there who are just starting out like me and don't have 200k sitting in their back pocket to get started. If possible, I would like some advice or a path as to how I can get my first commercial real estate deal done as a brand new investor. Any help or guidance would be greatly appreciated. Thanks!

Hi Dawn thanks for the response! I am definitely looking to use it heavily and just feel like with how hot the market in raleigh is, having access to MLS cant hurt.

Wow! Thank you for the response. Lots of great info here, I really appreciate it! So I'm looking to invest on the side for now and hope to build my portfolio up. I just figured getting my license would be useful in terms of access to MLS and what not. Thanks again for the response! Definitely given me a lot to think about
