Another option is to air b&b it out until it comes back to the peak lease signing time of year

I use usaa to insure my rentals; a number of the big insurers (progressive in my area) don't insure rentals.

Most of the details needed to give you an answer seem to be missing. But if he's 10 yrs into a 30yr mortgage that was originally 70k, then there's probably a balance of somewhere around 57k remaining. If your saying the house is with 45 on a good day then let's go with 40k for value. Are you asking if we would advise you to pay 57k for a home worth 40k which happens to cash flow a couple thousand a year? ....I wouldn't want anything to do with this deal

Amanda Lodge check Yelp in your area l, look for some cheaper independent places and go shopping. I'd recommend visiting at least 3. Be sure to know what your wanting before going shopping so you can get apples to apples quotes at each stop.

Assuming it's will still cash flow....Cash out refi 75%, then buy 3 more properties each with 25% down and have 4 rental properties paying you for the rest of your life

Nice! Just curious; what is the plumbing/electricity like in these? What do you use for a hot water heater, what happens when a person flushes the toilet, etc? How many amps does the tiny house use if everything is running and what kinds of appliances do you include?

Am I throwing money down the drain by putting it in an IRA?

I'm looking at 30yrs before retirement; assuming a 5% yearly stock market appreciation I'd have to put about $2,440 dollars into an IRA every single month for 30 years to hit 2 million dollars.

I've done a few flips and have 2 rentals at the moment. I just used the BP rental calculators and the numbers really came to light. Just one rental property of mine (cash flowing and current sale value=$620,000) will likely be worth over 2million in 30yrs (assuming a 3% yearly increase in home value / maintenance / rent) while handing me over a thousand dollars in cash each and every month.

Is this something that you all know and I'm just beginning to wrap my head around? Why the heck would I keep funding my IRA?

Another vote for SmartMove or something similar. Free's up your time to do something else; all the historical records are kept secure and organized, and easier and more secure feeling for the applicants; its a win all around. 

Post: Disposing of dog waste

Any violation of the pet addendum gives us the right to rescind permission for keeping their pet.  All tenants must sign each paragraph of our addenda.

 Smart idea; I dont currently have that in my lease agreements, but will add it going forward.
