@Adam Gollatz, some pay online, some by MO.  Personally, I get emailed reminders for when bills are due, and it helps to just have the link to pay online.  I'm not sure that all of our tenants are that tech savvy though, unfortunately.  

@Thomas S., I've just started working for this company about 6 weeks ago, and we're trying to turn things around, but you're right.  They do what we've trained them to do and what we've set as okay.  We need to change our processes and now is as good a time as any.  

Anyone send an invoice to tenants before rent is due?  We are considering it to see if it would help some tenants pay on time.  Thoughts?

We need to crack down on our tenants in the new year.  We have too many that pay late even when we've sent a pay or quit notice.  What wording do you use for tenants so they know you mean business?  Rent is due on the first of the month.  Our county allows a grace period, and late fees are applied the day that expires.  We send pay or quit notice as needed, but still have some that have abused that and we are filing eviction for.  What can we do better in the new year to collect rent on time?
