How long did it take you to find your fist deal? Did it result from direct mail marketing or some other marketing method? We need help setting realistic expectations. My husband @edwardpayne and I have been at this 4 weeks and we are questioning whether to change our marketing or stick with it.

We are trying to build a network of hard money lenders who are willing to work with newbies with little skin in the game in Houston, TX. Any leads would be appreciated.

I am a newbie so take that with a grain of salt..but isn't there a solution that doesn't involve any of the existing properties. What if you focused your efforts on getting a capital infusion by wholesaling a few properties and flipping a few. You may be able to find a private/hard money lender to finance the flips. I know you said the balloon payment is for $89000 but I would start by calling that creditor and negotiating a reasonable amount. Then I would sit down and determine how many properties I need to move each month to accomplish this. Then I would assemble a team of realtor, cpa, contractor, inspector, etc and get them onboard with your aggressive plan and deadlines. Then get to work. If you have to go before the judge you want to have all or most of the money and evidence you're working a workable plan for the rest. You can do this! Stop telling yourself you're a failure. That will manifest. You're allowed a few minutes to break down but that's it, only a few minutes, then kick that pity party to the curb girlfriend. 😊

My husband and I have both been laid off due to the oil and gas downturn. We don't suspect the market will rebound soon. So we're actually doing this to supplement our income. There's a lot riding on our success. We need to get up and rolling as quickly as possible, for little to no money and without making too many mistakes. We also need to expand our pool of potential investors. So please if you know any private money investors or where to network with them, let us know.
