Thanks for the tips and feedback. 

Joel makes a good point regarding the land vs. house value trade-off. I definitely think the land is a massive part of the value - as this is one of the remaining relatively large plots of land in the town - most other plots now have horses or have been subdivided, plus this backs up to a beautiful reserve. However, the house itself, although old looking, has multiple potentially more valuable selling points, as seen in the floor plans that may be underestimated; the additional guest bedrooms and bathrooms seen in the basement and detached portions of the house. This provides the perfect set up for a single family plus relatives (i.e - grandma and grandpa). 

Ultimately, the town average price range is significantly higher than this house is priced - so it is already almost a steal for people looking in the millionaire's hideaway with their millions of dollars. I'm fully expecting people to want to come in and flip the house anyways, therefore, I wonder if it's worth upgrading it further?

I am currently trying to sell a single family home and keep hitting the same wall of feedback: Colonial is so out! However, if you take a look for yourself, the house is huge and sits on beautiful property just outside of Manhattan - Pound Ridge Home. I feel like I need help finding buyers who are interested in something other than modern - but do they still exist? Any thoughts? Alternatively, would local big businesses be interested? I bet they typically move families in and out of town all the time...? How could you contact them?
