Is anybody able to find renters without pets and is there a way to handle the emotional support animal situation. Seems like anyone can say they have a disability and have a service animal.

Can any Ohio real estate agents that own personal rental property answer this question? I drafted a lease agreement using other agreements and looked up some things from the Ohio revised code. I am about to rent out my single family home that I personally own. I am also becoming an agent soon and it is an illegal practice of law to draft a lease agreement as an agent and one could loose their license. Does that apply to my own personal property? An attorney wants to charge me $1000 to look over & make changes to my agreement. I would also like to use this agreement for future property I might aquire. Want to make sure I dont loose my future license because of this agreement. Thanks

Do any of you know of any free pre-foreclosure sites? Does anyone know if notice of defaults are posted anywhere? The recorders office is telling me they have no records on that. 

If we bought a house and a mother and her two kids are in it and we were never given a lease agreement or deposit how do we get them out and get their stuff out?

1140 square foot 3 bed 1.5 ranch house. I am trying to decide if I leave the half bath or will I get a large return from turning the half into a full bath by adding a shower in the basement?

I want to save on a sellers commission by selling my flip on my own in Ohio. I am willing to pay the buyers commission. I was thinking about using a flat rate MLS service. Has anyone use these and is it worth it? Also can anyone refer me to a good one you have used?

Post: Square footage & permits

I am doing a flip that has a 480 square foot room off the kitchen, 4 windows, double exit door, sub floor, dry walled, heating vents, electrical outlets. Also has a wood burning stove. It is listed on the county website as a porch and is not included in the total square footage of the house. If it is on the site does that mean it was permitted to build?  I want to use this as a dining room/family room. How can I get the square footage added to the house to increase the value? My contractor says I should not add the square footage to the house because they could make us do stuff that is way out of budget. Any suggestions?

Has anyone been able to purchase a home that was court ordered to go to sheriff sale before it went to sheriff sale? If so how did you do it?

Is Escrow required? Is there a pro or con to doing escrow?
