Hi,
I recently attended an auction in my area, read the requirements but still have some questions. Any BP members have any experience in WI auctions that can answer a few basic questions? I know i need 10% down but they don't state any of the steps after that. Can I take anyone out to lunch that has some auction experience?

Dan C: I tried calling a dozen listing agents, never get a call back. The few I reach, after speaking with them, they stop calling back too. I know, I'm the common denominator here. The short sales are the worst, never have gotten a call back. They don't want to put ANY time into the short sales. Are they expecting the buyers agent to do all the work?

Hello again,
I am having a hard time getting in to see any houses on the market that aren't FSBO. The problem seems to be the real estate agents have NO interest in working with a beginner investor. The last agent I spoke with shot down all the house I wanted to look at because she didn't see it as a potential deal. WTF. I don't recall hiring her as my investment advisor. Unfortunately, she is one of the only agents to call me back and agree to work with me. I need advice. Do I push her to take me seriously or is there better agents in the Milwaukee WI area that will show me the houses I want to see? This is partially a vent. Thanks for listening!

Thanks for all the replies! I have about $23k liquid. Not really enough for a 30% down payment. I would have enough if I used my savings but I wanted to use that for some flips. I guess I will just wait a bit and focus on the flipping for now. I didn't realize all the possibilities for my IRA. Thanks for your input, I will put it to good use.

Hello!
I have some funds in my Roth IRA that aren't performing right now (sitting in money market waiting for a down turn to re-invest). I am thinking about using it to fund a multifamily purchase. Is this stupid or worth talking to a CPA? What sort of penalties would I incur? I have not done any deals yet. Still trying figure out my launching off point. Would I be better off using it to flip a house? Thanks for your help!

Hi,
I am interested in working for/with a successful Milwaukee area investor. I would like to learn about house flipping and rental properties by helping with current flips and acquisitions. I would love to be an apprentice of sorts but would appreciate a paid position and willing to work cheap for the experience. I have a good baseline knowledge of home rehab and am very handy. I'm a great multitasker and very detail oriented. If you or anyone you know would like to work with a newbie let me know. Any advice on the matter would also be greatly appreciated.

Hi. I saw an add in Craigslist for a private money lender for RE investors. It seems too goo to be true (4% interest with short to long terms). How can I weed out the scammers? What questions should I be asking to help protect myself? Thanks for your help.

I've been checking out city-data.com. Has all the demographics and you can filter by subdivision. I don't know how accurate it is but it has been giving me a good idea of where I would like to be.
