Thank you for responding.  I'm not asking for free money, I understand my lender needs to profit as well. I'm hoping to find someone in the know that can tell me what the best loan terms are for me in my specific area.  Right now everything I read online is vague, and general information.   The only people I can contact are unknown lenders who all want to pull my credit and sale their loans.   Which is completely understandable, I'm not being negative.  I am hoping to find someone on the Bigger Pockets platform that can help.

How do I find the best commercial loan terms that's available to me in my area? I would like to have the longest amortization schedule,  with the lowest interest,  and the least amount of down payment money required!!  How do I know what my possibilities are?

I'm getting a new phone. I have the Bigger Pockets App on my current phone. I don't know my username or password, the app just always stays logged in. How can I find out my password so I can make sure to use the Bigger Pockets App on my new phone or my home computer?

I would let him know that it will be in his best interest to leave now before an eviction goes on his record which will make future housing much harder.  If he is out by the first you will drop it, forgive the window and holes in the wall and give him his deposit back in cash and call it even however if he continues to destroy the property you will be holding them responsible to the fullest extent.  Getting him out sooner than later will be in your best interest before he can do more damage.  If you feel cash on top of the deposit would be worth it it may be the better investment in the long run even though its not fair to you.

I bought a duplex in a good neighborhood for a Fair price. The only problem is, it came with a horrible tennant in one unit!!!!!  He's disturbing the neighbors at night and when I asked him to please stop, he became much worse and actually pounded holes in the wall, I told him I was going to start the eviction process and he began screaming at  me and ended up busting out a basement window the following day.  I have now began the eviction process but the local magistrate office said it could take up to two months. Does anyone know if I can remove him faster for his violent behavior?
