Thanks for the reply Chris,

I have never used the RTK to obtain tax info, I have just been using that lately to get code violation lists from various counties.  It seems tax sales are difficult in the commonwealth as some counties have a redemption period and and some do not.  I am ultimately just trying to beat the crowed and find ways to obtain information before it is advertised. RTK was just an idea.  I appreciate the help and will do what I can with the info I can.  Thanks for the input.

Hello,

We have some tax sales coming up soon in the next couple of months in Central PA.  I did some calling around to different counties to see if I could obtain the list prior to it being posted publically, and some counties said I could purchase it beforehand, and other counties said I could not.  Is there a way to access this from public records without knowing the address of the properties?  I figured I could get it from the PA Right to Know Law, but I have been turned down in some counties.  Any suggestions?  My next question is since all tax sales are final and you assume all judgements and liens,  is there some way to check if a property has a clean title without paying for a full on title search.  Is there anything else I can do to check on encumbrances on a property without paying for a title search?

Hello Everyone!

New to the forum here. I have a couple rental properties I bought the traditional way, however I have decided to be more pro active and try to find motivated sellers mailing yellow letters to properties I have located driving for dollars. I spent some time tracking down the owners at the courthouse from the records, and am ready to send some letters out. My question is if it is worth sending letters out to other companies like " ABC Properties LLC, or ABC Asstets etc". I plan on sending several rounds of letters and was just curious if I should scrub companies out of my list or if it is still worth pursuing these properties. My list is mainly comprised of abandoned and distressed looking properties. Thanks for any and all help!
