Post: Part-time Realtor taxes

Hi guys,

So just a little background. I'm a full-time W2 worker but also have my real estate license. In May, I closed on a condo for my friend and received a $7,200 commission check. I'm aware that full time realtors typically do quarterly tax payments to avoid penalties and to minimize their tax burden once April 15th comes but I'm wondering if that's still required/recommended for me since I only did that one deal and also pay taxes as a W2 worker? I was planning on just paying the tax once tax season came next year but I was doing more research on this and there seems to be no good info out there for what part time realtors should do so I figured this would be a good place to start. Let me know if you need any other info and thank you in advanced!

Post: Verbal offer to FSBO

Hi guys,

First post and love the content. Quick scenario here. So I'm helping my friend buy a condo and it's FSBO whose also the listing agent too. We saw the property today and my friend loved it. It's been sitting on the market for a while now (90 days) because it is a tad overpriced and the seller didn't seem all that motivated to sell at first since it's been her investment property for about 8 years, but it does seem like she's feeling a little sense of urgency now given the situation and she's also looking to get out of the city too.

The owner is really nice and we were all able to hit it off for about 20-30 minutes so I feel comfortable with her. I'm thinking of just sending her a verbal offer via text since it's been our primary way of communication and if it's accepted I have everything I need ready to go in writing immediately after that. Do you guys think this seems okay? My client is okay about it as well. I know I'll get some mixed views but I appreciate any advice!

Thank you,
