Fellow BP'ers!! I just started my DM marketing campaign targeting high equity and absentee owned properties!!! This is a broad question, but for someone who intends to wholesale in the beginning; what are some things I cannot overlook? What are some mistakes that some of you have made that I would not want to repeat?

Ray Lai I agree, thanks for the insight. I will be attending my first REIA meeting next month. The actual interaction is not what I'm concerned about just important questions and information I should want from seller.

BP family, I would like some guidance with taking in leads. I am about to begin this journey with my first direct mail marketing campaign. Besides the obvious information on a property, what other questions should I ask these motivated sellers? Your help and ideas would be greatly appreciated! Thanks!

I am also new to this site and REI. My question is about properties that are brought current prior to auction. Is it legal to approach/ get in contact with property owners prior to the auction to help them resolve their issue?
