Buy and hold investors, what strategies are you using to acquire cash flowing rental properties? Are you investing out of state? ( If so what states are you targeting) 

Are doing local investment? 

Or are you doing something more outside the box like tax Lein investing or Air BnB?  

What are you all having success with in regard to producing consistent cash flow/income?

I am a Realtor in Rhode Island and have done deals with many different lenders in the state. I would recommend speaking to Susan Pagliarini, John Gibbons or Ann Sabbagh.

I have heard Indianapolis and Ohio can be great but that puts me out of driving range worse case scenario. I am in Rhode Island. Buffalo is still driveable.

What is the financing environment out there for investors?  I am interested in this market. Seems like a great place for cash flow. Might take a ride out there to see the market for myself. Do you have any advice for out of state investors?

Hi All, Has anyone here had success as an out of state investor in Buffalo NY area? 

On paper it seems like a good play for cash flow. It makes sense. However I’m not super familiar with the market. Still doing my due diligence. I may take a trip up to Buffalo to investigate it further. I currently live 6 hours away (RI) and would need a property management company in place. Any advice or tips would be awesome. Who is currently in this market and what should I look out for?

What are the best states/markets for cash flow. Looking to do a buy and hold  strategy focused on cash flow rather than appreciation. I have heard Indiana is a good pick. What other states/markets are worth looking at?  

Are you currently investing out of state using a property management company? If so would you recommend it?
