The best advice I can give you, when becoming a Realtor is to join a team that has like minded goals as you. I started off with a bigger brokerage and it was definitely a "learning" experience. Interview every brokerage you can and let your potential mentors know exactly what you're looking for.

I suggest you disconnect the dryer and place a leaf blower in the vent. This will push the excess debris out.

Honestly, I'd start with the Single Family House hack. I've had nothing but success from my first SF rental. Take a look at Willard Hay in North Minneapolis,seems to be one of the up and coming neighborhoods in the cities.

I own a rental in Willard Hay (right next to Jordan) I love North Minneapolis but like any other area you need to make sure your tenants are up to par. If it has great cash flow I would pull the trigger.
