Thank you for the feedback,  i realized i didnt put enough information in the post and need to do more research. The replies i got were a good wake up call to how i need to be more careful and do more of my team building before getting too excited. This would have created problems and i am more than appreciative to all of you.

Thank you for the response and i have signed up for webinars and have listen to the podcast. They are great sources of information and have posted a first investment post that i realized i didnt put enough information in it. I have a property that i found that i want to do a BRRRR on, it has:

ARV: 135000

Selling for: 47000

Rough estimate repairs: 35000-45000

the rent in the area ranges from 600 to 1200

i used the BRRRR calculator and the property has good return on investment.

i just have the too much excitement almost like its too good to be true. Going to search for preapproval on a loan today, the property is a long distance away which makes me nervous because i cant actually see it. 

Any advice? I know that im more excited than nervous!

Thank you for the advice i have been using the webinars and trying to use what i have learned. Its an invaluable experience to me and i thank this community for the opportunity to learn. I do have some properties that im looking at for renting. I will need to be more active in my responses.
