Another way to get more $$ coming in would be to find properties that you could co-host for other investors. That would bring in more money and give you experience needed to manage multiple properties. You can also get up to a few properties faster with that model, you get to learn soooo much more and you dont have to put your money down on it. Or find someone that is co hosting that wants to sell their properties and just take them over in a multi property deal. That may be a good way to get to the 4-5 you want and they will prob be more likely to seller finance since they know the numbers. Good luck

Great comments here really. Id love to add in that it also will depend on who your avatar is and where the property is. I personally believe in high quality will last longer. You can definitely find good deals around on offer-up and other places yes, but for some, time is more important. How much time will it take to find a good deal, rent a truck or use your truck and have help moving it. Then you would need to at least clean it, who know what the previous owners did to, or on it. Its the opportunity cost. How much will you save vs how much is your time worth. Good luck and wish you the best with the Duplex!

I've sat down with a few local STR hosts and the ones who have used a service, hated it. One went so far as to say it was the worst financial mistake they've ever made (in the context of the rental).

@Aubrey Brendle, you mentioned using systems for automation for self-hosts. I do use those systems today. My stack includes Guesty, PriceLabs, Turno, and RemoteLock. They help A TON. I'm going to continue vetting PMs because something the Brandon Turner once said on the BP pod that sticks with me is "are you an investor or a contractor" or what Robert Kiyosaki says "you either work in your biz or on your biz". I know that in order to scale, I need to recapture my time capacity.

I can't afford to make a mistake hiring the wrong PM so I'll take my time with this.
