Not an immediate point of interest but... you should keep an eye on what the city plans to do with ADU development in the future. Not sure how soon you're looking to move, but ground up development of ADUs could get easier in the future, which could have many effects

Innago has worked well for me. Free for landlords. Only a small fee per transaction ($2) for tenants. After the initial deposit, transactions only take 1 business day

Update: I ended up using The Real Stump Busters Tree Service. They were quick, professional, and cost effective. Would recommend.

A true jack of all trades! Thankfully no trees have fallen, just need some trimming. Will keep you in mind for the future though
