Hey BP,

I’m planning to sell my primary residence in the semi-near future and was wondering if I should pay for a private appraisal before listing or if I should want until buyers appraisal.

Is there a benefit of doing it preemptively?

Howdy All,

I’m a new investor and just bought my first home in February in Texas. The goal is to live in for a few years then rent it out when I move into new primary residence. My question is what kinds of updates/remodeling would be most effective in adding value to my home?

Property info:

Single family

Build 1986

1800 sq ft

3 bd 2 bath

Pool

Granite in kitchen/bathrooms

Ceramic tile/laminate living spaces

Carpet in bedrooms.

Any advice and wisdom is greatly appreciated!

My favorite resource that I’ve found is the Family Handyman website and magazine. I’m a beginner investor with a little bit of construction in my background and have learned a ton from their resources for the basics. It’s a great starting point in my opinion.

Hello BP World!

I just purchased a home that has a wood deck above ungraded dirt extending from the slab to the edge of the sidewalk around the pool. The issue I’m having is that the water pools beneath the wood deck and cannot drain or evaporate. What would be the best way to remediate the issue and ensure proper drainage to a slope. I already know I have to pull the deck up to verify condition of grade

I can provide pictures a little later if you need them.

Any advice is welcome! Looking to do this myself if possible.

Hey BP community,

I'm a first time homebuyer that wants to make my first home a rental down the road and I'm evaluating a property in Hurst that I have an opportunity to jump on pre-market.

Here are the details on the house:

1316 Redbud dr. 

3bd/2bath

1910sqft, 

10+ year old AC/Heat system

4 yr old roof

old water heater

The house needs new floors in all bedrooms and the kitchen needs updating.

Enclosed rear porch.

The comps in the immediate area, based on my rookie evaluation came out around 220k and they want 230k for the house as-is with a lease back option for a couple months to accommodate my upcoming wedding. To me, that price seems high for what the house is and given that there is still a lot of work that needs to be done on it. Am I way off base?  

Any wisdom would be helpful and I'd love to make some connections for more learning!
