I second @Dan Burstain. The Austin market is great! We've done almost 100 deals in the past year and a half in the Austin market and have seen many investors make substantial ROI time and time again.
We just expanded to the Dallas market about 6 months ago which is VERY promising as well. The market has been heating up for a couple of years but the amount of large corporations moving their headquarters here continues to rise. You know how it goes, industrial leads the cycle followed by residential and then retail.

Nikki nailed it.
Ft. Worth, Allen, McKinney, SOME pockets in South Dallas, Desoto, & even the Colony still has some good buy N holds. The suburbs is where you will find the best cap rate. Our wholesale company does quite a bit of work in central Dallas & Austin and the Cap Rates are below 10%.

@Jeff Howard my apologies... to answer your question, I haven't looked at an MF deals down there so I'm not sure what kind of cap rate you'd expect in that arena
