Thanks guys. I already told the bank I'm getting my fund from a private lender. The mortgage lender said it will be fine because they loan money from their bank and not from freddie mac. Their rules are not as strict as Freddie Mac. Over all i guess i need more study. Is there any suggestions you guys recommend me to read about raising capital for real estate?

I appreciate all your guys help.

I'm trying to raise capital for a multi-family project in my hometown. I haven't look for lenders yet because I don't know where to find them. I've been approve by the bank and they are willing to loan 80% of the money, but I need to come up with the 20%. I have put all the numbers together and it came out positive cashflow. Since I am just starting out though, the interest that I'm will to tack on to the 20% private loan is 3% interest. I guess my question is how do I find lenders and how to present to them.
