The boyfriend actually called us to let us know he was moving back to his home state. You gave me some good ideas. I think I'm going to keep him on the lease for 6 or months just to make sure she can pay on her own. At that time follow the recommendation from Blake and have the girlfriend still there show her income with paycheck stubs, etc. Thank you!!

Hello Everyone,

I have a tenant who moved here from Minnesota. She qualified on her own and was in the home for about a month or so with her 2 year old son. She had told us her boyfriend would be coming but was tying up loose ends in Minnesota. At that time we got the application and ran his credit. That all was ok. We got notification that her boyfriend had arrived and she wanted to add him to the lease. We added him to the lease. Three weeks later (yesterday) we received a call they broke up and he's moving back to Minnesota. What would you do? Keep him on the lease or remove him? I'm a little confused since he didn't move in with her and was only living there a few weeks. Any help is appreciated!!

I am a newbie who is in the process of closing on my first buy and hold. Although I am new, I am very passionate about real estate and excited and eager to learn more. I work a 9-5 as a city worker and am looking to volunteer my spare time in order to learn more about RE.

I actually have a SFR in Signal Hill in escrow right now. It was a short sale that looks like it is going to actualy close in 30 days! Will be looking to acquire more!

Hello All,

I am a newbie still looking to purchase my first buy and hold investment property. I live in Long Beach CA and have been looking in my own back yard where property values are still pretty high.

Does anyone have any market area suggestions within a couple hours from me? I've heard Temecula, Murrietta and Hemet. Any input on these areas or any other suggestions?

Duplexes in my area that I can afford are in the $365k range.
