 I use Campbell Roofing in Cincinnati.  They are based on the east side of town.

Justin I invest in Cincinnati.  I use the tenant screening through BP.  It is $35 and I charge the tenant for this.  I use Craigslist and Zillow to post vacancies.  The requirements for the apartment are in the ad (this should detract people reaching out to you that aren't qualified, 625 credit score, no prior evictions, no criminal record, among other items in there as well). Once prospective tenants reach out I set up a phone interview with them.  After the phone interview I check all social media accounts they have.  If they past that check I set up showing with them.  I try to schedule all showings on the same day back to back to back.  After the showing I give them a rental app.  Once they get the app back to me I run everything.  I check the court records from the areas they've lived in prior.  Run their background and credit.  Best of luck to you.

Jordan I definitely recommend house hacking.  I did the same thing in Cincinnati, OH, in a 5 unit building I purchased.  Don't have the mindset that because you're young you can't get a loan.  I thought the same thing... Just go into these banks, put on a suit, have your numbers in front of you, and present to them why they should loan to you.  I bought mine when I was 23.  I'm 25 now and just bought my second investment property in Cincinnati.  It's awesome you're getting the ball rolling at 22!  I recommend house hacking because it lays a great foundation and you learn tools that will help you in your investment career.   When renting out the four units I have in my building, all four tenants made the same comment about me living in the building.  They saw that everything was well maintained and viewed it as their home rather than an apartment.  You set the expectation with tenants as to how things are supposed to look and be maintained.  Screen your tenants very diligently!  Remember, there your neighbors!  Feel free to shoot me a message.  I'm no RE expert by any means, but happy to help anyway that I can.  Any contacts you need I am happy to share.  Best of luck.

I invest on the east side of Cincinnati, OH. Some different ways that have worked for me are writing tailored letters to property owners who's property fit what I'm looking for (ie pitched roof, mostly brick, etc), sending emails and calling for rent ads on Craigslist and seeing if they are interested in selling. I bought my 5 unit building off the MLS. Was listed at $189,000. Decided to right the owner a letter explaining why I wanted to buy the building and the renovations I planned on doing. I think the letter helped, I was able to purchase for $149,000. The other property I bought was off market. I think often times people write off the MLS, thinking they are no good deals on there. Highly recommend Joe Fairless' meetup that he holds in Deer Park the last Tuesday of every month.  There's investors there of all experience levels.  Small multi, to flippers, to syndicators, to private money folks.  I've learned something new every meeting I've attended and it is a great network of people.

 You can definitely have that in your requirements.

Unfortunately the lease I'm inheriting is pretty weak. It doesn't say anything about long term guests. It only says, "Residents agree that said premises shall be used only as a dwelling and for no other purposes and shall be occupied only by TENANT and those persons listed on TENANT's rental application."

 You'd have to be able to prove in court that he lives there full-time.  Pictures, like you said, would be the best option to document that.  Had a similar situation happen to me.  I happened to live in the building so I could hear the guy that moved in with his friend every day and have in my lease that "living the in the premises" is deemed to mean occupying the premises for more than 21 days in a 12 month period.
