Thanks so much cleared up things a lot better

So I'm trying to buy this property that needs a complete renovation and all but im facing a little competition but the property taxes aren't paid for three years now so I was wondering if I should pay up the taxes and then go from there I did make an offer but they are thinking about it. 

I was looking towards the hard lender. But the honesty let terms does seem much better

Need help in the Chicago area just to undergo my first rehab id like to work with someone who can guide me through the first process any input is greatly appreciated 

Looking to meet experienced people in my city that can help me oversea one complete rehabbed from start to finish. I'm thinking of using the brrr strategy but don't want to ruin the little funding ill get. Any input is appreciated
