Make sure you find a good team (PM, contractor,...) for out of state investing. The team is more important than the deal.

Are you trying to time the market? Are you trying to invest long term? Are you going to buy with cash when the prices are going down?

If you are going to take a loan, check the payments for a property at a few different interest rates. If the price of the property goes down and the interest is going up you might have the same monthly payments.

@Jamie Garcia When you buy a 2-4 plex the lender will also take in consideration the rent from the other units.  Maybe you could find a duplex for 600-650k and still qualify. Talk to a lender and see what options you have.

I was in the same situation, but I was able to go higher in the purchase price with the duplex than with a SFR.

@Jamie Garcia I would look into 2-4 plex that needs some work. Purchase it with FHA loan, renovate it and maybe refinance it in 1 year to a conventional loan. It's much easier to house hack than a single family.

I purchased a duplex in Burbank 2 years ago with this strategy.

In San Fernando valley a lot of places have rent control, I would not recommend to house hack in a rent control building.

How good is the house hack deal?Will the property cash flow when you move to TX?

I don't know your market, but what if in 2 years, when you have to move, the value is lower than today and the property won't cash flow and you have to sell it?

I love house hacking, but for such a low time frame, I would not buy something that will not cash flow positive when I have to move.
