@Michele B. -- for me, more important than anything, was a motivation factor. I view my real estate investing as a business. It was more of my trigger point to really get this thing started. Could i do exactly what I'm doing with out an LLC? Sure. But to me, filing for my LLC was my reality check letting me know this was for real.

Thanks for all the responses. I will look into everything you all have said. My only real reason for wanting to move my property into an LLC would be to show a bank that a newly formed business has an asset worth as much as the house. I've heard banks are next to impossible to work with when dealing with a new LLC with zero capital invested.

Maybe keep my primary residence in my personal name and find a hard money loan (on top of the money i invest) for the LLC?

@Ed Emmons Should probably start there. I am looking to slowly build out a rental and flip business. My girlfriends dad is a well respected GC and has offered to partner with me on a lower end 80-100k property flip. I am also in a very hot renters market (Charlotte) where folks are moving to every day. Would like to have a couple rental properties (newer properties) that sill cash flow on a monthly basis while in an area with expected above average appreciation targets. I am also new to this and want to learn from as many people as possible. With the financial recourses I have, patterning up with someone to take on the first rental/flip would be a great way to learn as much as possible. Any advice or connections are greatly appreciated! What’s up everyone. Looking forward to connecting with as many people as possible. I have a pretty fortunate situation that I would like to hear some advice on. I live in a 275k property in Charlotte, NC that is in my name and completely paid off. I’ve owned it for about 5 years and have had 2 roommates the majority of the time giving me $500 each a month. I recently launched my LLC and A moving the title of the house from my name to the LLC. I’ve also got about 60k in cash I feel comfortable putting into my LLC as well. Looking for different strategies on how to leverage the house I own/cash I have to build out my portfolio. Thanks in advance.
