Hey Doug, sounds like a tough one bc at this point, Tenant 2 is going to be extra sensitive to any noise. It sounds like you should consider insulating & creating better separation between the units during your next tenant turnaround but obviously that's not going to help you now. So I'd suggest offering to buy Tenant 2 a white noise machine or something like that to show good faith, I mean outside of making physical repairs while they're living there, what more can you do - maybe a fan ban throughout all units? Lol...

The PIttsburgh Real Estate Investor facebook groups are pretty active and would be a good place to start.
The way licensing for contractors work in the Pittsburgh area though is a total mess and getting a contractor in the city vs in the suburbs is a mess. You won't have a problem getting people most likely, but you're going to run into issues with a mashup of contractors not really qualified to do work. Just my opinion.

Hey Riccardo, I think Grays Ferry is decent, all things relative. Plus it's within close proximity to strong neighborhoods like University City and Graduate Hospital. Best of luck!

Hey Bryan, soon you'll be able to leverage DirectSubs as we just launched in the greater Pittsburgh area. We're a Philly-based company that connects REI's with Local Contractors. It'll most likely take a couple months to populate but I wanted to share just in case it comes in handy down the line as it's a solid resource for investors and contractors alike.
