One of the guests on BP podcasts runs the DeRosa Group with his wife and shares insights on YouTube. @Matt Faircloth outlines his strategy for doing preventative maintenance every 8 months and what to look for. There are a ton of useful tips in each video so I'd recommend checking them out as you wait for the next @BP podcast to come out.

We own properties in Minnesota so a seasonal inspection is important.   We keep on a quarterly schedule and our tenants appreciate that we keep the properties in good order.

Dominic,

I understand the disappointment of what you are going through.  We recently purchased a house and experienced the same problem.    Our line was broken off the main and had tree roots going through the old pipe.   Your cost estimate seems spot on.   We used a different company but I would recommend connecting with the city assigned to your duplex as they will most likely have a list of plumbers who will do the work and they will know who does a good job.  There is a relatively short list to choose from for this type of work and the cost my change depending on the time of year.    A great lesson for both of us to pay for a camera review of the sewer pipes as an addition to the home inspection.   

Stay positive and think long term, this is just a part of the learning process and don't let it sway you from your long term goals.

That is a great question and nearly impossible to answer.   I like what @Account Closed suggested and would encourage you to ask everyone you know.   I continually work to build my network with nearly everyone in the business from title lenders, brokers, and even from the plumbers, electricians etc. that we hire to see if they have friends they would recommend.   It is a slow process and continually evolving network for us.

I realize this question may not be the pressing issue of the week but if a tenant overflowed the tub while filling it up and water came through the first floor ceiling, what is the normal landlord action to take?  Do we pay the bill?   Is it tenant responsibility?
