Hi all!
Looking for some information for commercial and residential real estate in Italy.
My Italian partner inherited a small RE portfolio and we’d like to make it profitable.

Any fluent English speaking Italian experts with a BP mind set out there?

Any blogs, books, or websites recommendations? Tax, accounting, permits, diy, etc.

Thank you Bryan! Do you know any Hawaii base CPA's familiar with 1031 or 1021 and rental properties?

Hi! I am looking for recommendations for an attorney that can guide me through the process of either buying out or being bought out by my partner. My property is a 4 plex on the island of Oahu.

Post: Los Angeles RSO applied to ADU and roommates?

I recently completed an ADU renovation on my property in Los Angeles and am hoping to rent it out most of the year. I received an RSO bill and am not sure if I qualify for an exemption. I rent my front house out to roommates. Do I need to report rental income from roommates and the Adu? Or as my primary residence, is the whole place is exempt? Any guidance would be great!

Post: Manager equity split

Hi all!
I’m working on my first real estate deal with a partner and investors on a multi unit. My partner and I are trying to figure out a fair equity split.
Here’s how it goes: I put up down full down payment 220k. Investors (members) put in 200k. I get 100k back (selling off a portion of my equity to an investor) After the investors get paid back their investments including my 120k, then the managers get 25% of equity.
Of that 25% of manager equity, how much should be allocated to my sweat equity partner when I’m taking on all the risk initially acquiring the property?
They saw the property with me, ran the numbers, gathered investors, oversaw the inspections and escrow. They’ll be in charge of renovation (150-200k 6months), refinance, admin, and work associated with selling and future rehab/repairs.

Any recommendations for LLC and real estate partnerships would be greatly appreciated!

Mahalo!
