Good morning.. I have a question... I really want to get my second Parcel and man is it tuff!!

Financing has been tricky most lenders are seeking 20-30% down plus App Fees and points ....

How do I get them down... and does anyone do cross-collateral loans?

Found an excellent deal in PA. But would need additional investor to pull off the deposit. Do I look for partners, or seek lenders that help with down payments?

@Odie Ayaga Thanks for the "@" pointer...  I would like a 90/100 if that was possible. Having an issue with the loan amount. A couple of Hard Money Lenders rejected because they thought it was too low. I also watch Earnyourleisure as well and some folks believe the effort on a lower deal can be put on a higher cost deal and be more effective. I have a possible Financier, waiting on the approval now. I have another building I'm scoping out now... Need the 90 more than the 100, but would rather them both.

This is a county building so they had to do a lot of Due Diligence. An Architect already made multiple evaluations on what needs to be done and the cost. All bathrooms and kitchens are functional and in working conditions. The APR should be about $150k. The purchase price is $99k. I'm in contract.

What detail do you need? It was a four unit that the county converted to an office space and now are selling. I'm purchasing at 99K and it needs about 20K in rehab. So average Bank wont finance without any occupancy.

No the property is empty, so I would need the whole cost to purchase out right, than refi. The 5 Unit was appraised for a higher value but not enough for the purchase. Tks
