Post: My rental won't rent. What are my next steps?

I’m in the same boat we had a tenant break lease about 3 weeks ago now it’s been a little difficult to find renters. We primarily focused on renting month to month or doing a traditional lease. We lowered our minimum nights We’ve gotten more page views on VRBO but it hasn’t resulted in an increase in revenue yet.

It’s not a basement apartment the house doesn’t have a basement at all. The part that my family and I live in has a crawl space under it but as far as I can tell no issues there. The rental unit was probably built as an addition to our part it’s on a concrete slab, no crawl space. 

I don’t know what a sump pump is so if we have one or not I can’t answer that. 

We’ll try the hose thing on the next clear day but I’m not sure it’s the windows. Considerable amounts of water are getting into the bathroom and closet area and there’s no external access to those rooms 

As to how much water it’s been about an inch or two. This last weekend it measured 4 1/2 in on the rain gauge and the water made its way into the kitchen.

I’m pretty new to being a landlord. We bought our house a little over a year ago and at first everything was fine. Winter came and since then the rental unit has flooded every time it’s rained. We’ve checked our gutters we’ve extended their drains and directed the flow away from the house. We’ve put silicone sealant along the walls of the portion of the house that is affected all the way to the foundation. There’s no indication that the leak is coming from the roof so it’s got to be from the walls or the ground but I’m at a loss on how to diagnose the cause and fix the problem.

Hi I’m Clayton I’ve been following the podcast since about January and in March I closed on my first duplex. Right now I’m house hacking that. I just took a look at the local listings and found a triplex that looks incredible but I don’t have the cash on hand or the credit to make a move by myself. I’m not afraid of partnering up if the deal is worthwhile.
