@Izaiah Jacobson I would do single family fix n flip and commercial fix n flip if I had that type of capital. But also out source wholesaling operation

Thanks everybody for the advice it was going to be in Camden county credit score is close to the 7 score range and already got some cash saved up just waiting for the credit score to be up since I’m not trying to have the interest rate that high 

Buying my first rental this year but I want it to be in New Jersey or Detroit.

Is there any loans out there that are for non-owner-occupied owners ?

Since hard money lenders lend out for 70% Arv are investors able to use their credit card to pay for the rest of the project which would be the 30% left over ?

So what I’m understand is during the renovation I can roll over the monthly panyment since it’s getting rehab and etc @Diana Muresan

I was thinking about doing the single family but you have to live in it in order to get the 203K FHA Loan

Can you do the Brrr method with a 203K FHA loan ?
