Never use the term pet deposit,  deposits must be returned.  We charge $450 pet fee per dog up to two dogs only.  We do not except other pets.  We also require yearly shot records and veterinary contact information.  Plus we must meet the dogs prior to signing a lease.  This has worked for me for 30 plus years with little to no damage.  If only kids could behave as well as the dogs.  LOL

I have always been a 4 to 7 hour a night sleeper. Most of my early years was spent sleeping 4 hours a night. If you haven't read my success story I spent 23 years in the military getting up at 4 am every day and working a second full or part time job all those years. I knew when I retired from the military I wanted to be retired for the rest of my life.  My first portfolio made that happen.

  Not having to go to bed or wake up at any given time has been a blast.  That being said I'm much more productive now because I have everything on autopilot.  Why do anything when you can pay someone else to handle the daily grind for you. 

Life is short my friends! Work hard while you're young  so when you are older you can pay others to do what you don't want to.  

Today's my birthday! I went to sleep at 1am and got up at 7am. Started the day with coffee and a nice cigar. Worked out, having lunch with my son and 5 of my grandkids.  Then I'm working for 10 minutes today when I go by one of two full rehabs I got going on.  Having a nice steak dinner and my favorite cigar with a friend this evening.  

Does getting up early make you more successful,  well maybe.  It worked for me because instead of wasting my youth trying to be an influencer online I was grinding every day and putting in the hours. Living below my means and buying one house after another.  If a guy with a GED can become a multimillionaire through hard work and buying real estate anyone can.

 Hi William 

We were able to do a secondary entitlement VA loan but we moved closer not farther out. We had to write a letter basically stating that it would save my wife 12 minutes a day on her commute. If you can find something closer to your work you shouldn't have a problem getting approved.

The simple answer is you can't.  Cash is king and anything else is just wishful thinking.  Sure you can hard money and have a letter but  in my state at auctions you have to pay with cash at the end of the auction.  Instead of focusing on this guy being a jerk and arrogant build a cash flowing portfolio and in 20 years everyone will be calling you a jerk for outbidding them and paying cash.

I'm a big fan of doing more with less. I would need a multi unit with 115 doors at $200 a door to do what 8 of my single family's cash flow.That's another 107 more nut jobs to deal with.  No thanks!

On top of that, we get a fun, economical car that drives itself on the highway.

Talk me out of this, why would I NOT go through with this deal?

 You should talk to @Turo Tales he's got like 10 cars on Turo in El Paso.

If I lived in Waco I would buy a hot dog cart, get a permit and hang out on the corner of the silos and make $2500 a day.  Last year the silos brought 1.6 million visitors to Waco but since you live there you probably already know that.

I wouldn't trust any numbers you see on Loopnet. Until you get the real numbers everything on there looks like a great buy.
